“Two weeks?”  This is the first question from clients when I tell them this story.  The second question is “I thought houses weren’t selling?”  If you listen to the media then you are having the same questions.  The answer is, houses are selling and a lot of them, if their at a great price.  There are some other factors why homes are not selling and I will be addressing this in a post very soon.  In the past few months I have sold some of my own listings in as little as 17 days because we had it a great price.  They weren’t foreclosure but the sellers needed the home sold fast so that’s what I did for them.  I have helped buyers buy foreclosures within just a couple of days of the listing date.  So in short there are several homes for sale and not a lot of buyers.  Buyers see that there are great deals out there and they all go after the best ones, like sharks after a wounded seal. 

Now what would happen if one shark found that seal way before the others, who do you think would get the dinner?  It wouldn’t matter if he was stronger, or in the case of foreclosures, it wouldn’t matter if he had more money.  So hows does the public find a foreclosure?  Well there are several online websites that allow you to look for homes for sale but you can’t search for only foreclosures, it just pulls up all of the homes for sale.  You then have to look through every one of them to see if it says bank owned.  You could also try one of those scams where you can pay for a list of foreclosures but trust me that is a huge waste of money.  You can also wait for a Realtor to find time to look them up for you and give you a call like all the other buyers out there.  But then your stuck having to out bid those buyers.

If you like to wait around or if you have so much money that you don’t mind having to out bid the other buyers then by all means just do what everyone else is doing.  But if you want a great deal on a home then you should keep reading.

I am a Mobile Office Realtor and have designed my real estate business for speed.  I have noticed that there is a lot of wasted time in how other real estate professionals work.  I was a real estate buyer, seller and investor before I became a Realtor.  It was a different world back then and some haven’t modernized.  Realtors used to bring their clients into an office, sit down with them and show them listings on paper.  They would then schedule a different day to go and see these houses.  They would schedule another time to write up an offer back at their office.  They then would present the offer to the listing agent and their client in person on a different day.  Then after a few more days the reverse would happen with counter offer and so on. 

Now on the other hand I am quite different.  I have embraced the technology of today.  My clients get daily updates to their emails of newly listed homes and price changes.  I program a search list with all of their criteria, when a home falls into that criteria it gets emailed straight to my clients daily at about 2:00am.  They are the first of public to know about them.  I start work by 7:00am so when they get one that they like I can have them inside the home early in the morning.  Since I am a Mobile Office Realtor when we are at the home and you want to put in an offer on it I can write the offer right there and email or fax it to the listing agent.  Another words no waiting, no wasted time and you get to be the first in line for that great deal.
